    @Jennifer - The ZBA can impose restrictions as well as the Planning Board. The planning Board usually requires some sort of mitigation as well so a playground across the street could be part of the mitigation, as could traffic lights at Pleasant and Temple. Note that with a for-profit organization like Walden, the town has far more leeway in the conditions it attaches and what it can and cannot review. When non-profits like SMOC come in (and claim Dover amendment) the town has far less a say in the final product. I think that Walden would be a far better neighbor than SMOC. And since the buildings will be two stories or less (which again can be stipulated in the permitting process), they wont be an eyesore or stick out unecessarily in the area. There are numerous multi story residences already in that area.

    @Susin - I would venture to guess that @Lisa wasn't part of the opposition to Shillman House, since it wasn't in her neighborhood....(even though it was a "skyscraper:")

    And Shillman House has proven to be a good neighbor and has fit in quite well in the neighborhood.. Once again, the arguments raised by those NIMBYites opposed to Shillman were without merit, unproven and foolish.

    If Framingham wants to be so foolish and let properties fall into disrepair and become known as the blight capital of Massachusetts due to its anti business, anti development and pro-NIMBY attitude, so be it. But just remember that wen our property taxes go up (and other businesses choose to leave Framingham), it will be our own fault.

    @Lisa - I stand by my comments. If a developer proposed 40 single family homes - that would house 3-4 developmentally disabled or bi-polar individuals, I would bet you would be leading the charge against that as well. This is all about NIMBY - even last night those at the Aegean clearly said that. Over and over they said the project was good, but not in their neighborhood. That is NIMBY... when you say "Not in my neighborhood"...

    But I guess its ok for the property to be used to house retired pedophile priests, roaming the neighborhood...

    If you want to oppose based on the scope of the project or size, thats fine.. But once you start talking about the clients and people living there, the argument clearly becomes a NIMBY. Stop with the scare tactics and the age-old unproven and false property value arguments and focus on the scope of the project..

    yes but @Heidi fails to recognize that if a 40 unit development is built their, there could easily be individuals with mood disorders or other addictions living there - and the public wont even know about it. At least with Walden, there will be knowledge and appropriate oversight and supervision. Stop with the scare tactics. We in Framingham should be far more concerned with the hidden individuals - they pose a far greater danger to the safety of Framingham than those housed in a properly supervised, properly maintained, properly staffed building - and Walden should be held to a very high standard (unlike some other agencies in town) with monitoring by the town and adequate concerns for the safety of the neighborhood.

    @Lisa - NIMBY folks are very quick to use different arguments that hide their true opposition to the project. It's very easy for those opposed to use a different argument. I was in Framingham in 1995 at the time of the Marriott proposal and it truly was about keeping an assisted living facility out of the neighborhood - those opposed may not have said that directly but that was the underlying belief of many involved. You just need to go back and look at the articles and such that were written at the time.

    Regarding abutter notification, per the Framingham ZBA, the developer files an Abutter Request Form with the Assessor's office as part of the application for a special permit. The filing of the Abutter Request Form in the Assessor’s Office will generate a list of abutters within a three hundred (300) feet radius of the location site. The ZBA Administrative staff generates hearing and decision postcards based on this list to be mailed to applicant, attorney, if applicable, and abutters.

    Note the key statement - the ZBA administrative staff generates the postcards to be mailed to the abutters. Only abutters within 300 feet of the location are notified. I know that the ZBA also sends out postcards to the Town Meeting Members in the affected precinct(s).

    @Jenn and how would you feel if living in those single family homes were 16 people with eating disorders, 16 indiviiduals fighiting obesity and 8 drug addicts. Would you welcome them to your neighborhood? What if you didnt know that their were bipolar individuals living there? How about if 10 of the houses were for developmentally delayed and housed 4-5 individuals needing state services?

    @Lisa - it is not Walden's job to notify abutters. That is the job of the ZBA when the hearing comes up.

    Real estate professionals have not found a single shred of evidence that properly values are impacted by social service programs located in the neighborhood. They have tried many times and have not been able to statistically prove it. Even the PILOT committee in Framigham struggled with it and was forced to cherry pick one or two pieces of property to make their point. One or two properties dont a statistic make.

    Yes I know that you beat Marriott in land court - something you speak of with great pride. I wouldn't be proud of being the leader of group telling our senior population that we don't want you - what a great way to thank them for everything they did to make America and Framingham. Thank you for helping Framingham make progress, If NIMBYism is part of the definition of progress, we need to revisit what progress truly is. We live in the 21st century. Progress cannot happen if we continue with the NIMBY badge so proudly worn.

    @Framingham citizen - this is all part of the scare tactics NIMBY's are so quick to use. Throw out lots of scare tactics, incorrect statistics and stuff and see which ones stick. Its a time honored, disgusting practice as all it does is hide the true issue - which is not about the zoning but about having to live near folks less fortunate than them.
